The upcoming renovations of buildings constructed under the Million Programme pose significantchallenges for property owners, particularly in balancing retrofitting efforts with the need to safeguardsocial sustainability throughout the process. Simultaneously, sustainability reporting demandsaccording to CSRD will demand property companies to report on their sustainability-related impacts,which poses opportunities to amplify the sustainability-related work in these renovation processes.This thesis aims to explore how the concept of green retrofitting impacts different aspects of socialsustainability within the Million Programme in Fisksätra, in relation to theories and legislation such asgentrification, nudging, environmental justice, and CSRD. The thesis examines this through aliterature and document review, a case study of Fisksätra, and through interviews with experts,representatives from Swedish real estate companies and Hyresgästföreningen. Through a thematicanalysis of subjects highlighted by respondents, five themes that guide the renovations of the MillionProgramme era housing stock were found. This includes how varying of strategies used by propertycompanies affect tenants, how the awareness of reuse is increasing among property companies, yetprogress is often hindered by tenants’ attitudes, how communication is distributed and which influencetenants have in the renovation process, the social responsibility of property companies throughemployment and in avoiding displacement, as well as perspectives of CSRD on the operation, policy,and sustainability-related work in property companies currently and in the future. These were analysedgenerally in regard to Million Programme areas, and in relation to the case study area of Fisksätra. Theresults and analysis resulted in a strategy that synergizes sustainable renovations and socialsustainability in a good practice manner. The conclusion highlights the need to look beyond meretechnical upgrades to comply with new regulations and instead incorporate greater tenant involvementand adaptive strategies to contribute to reduced emissions, as well as equitable, inclusive and resilienturban structures, in which CSRD can pose as a catalyst.

De hus som byggdes under miljonprogrammet står inför förestående renovering, vilket innebär storautmaningar för fastighetsägare att genomföra dessa samtidigt som den sociala hållbarheten värnas.Samtidigt ställs krav om hållbarhetsrapportering i enlighet med CSRD på fastighetsbolag attrapportera på deras påverkan på flertalet hållbarhetsaspekter, vilket kan ge möjlighet att amplifierahållbarhetsarbetet under renoveringsprocessen. Detta inkluderar hur de olika renoverings strategiersom används av fastighetsbolag påverkar hyresgäster, hur medvetenheten kring återbruk ökar blandfastighetsbolag, men samtidigt hämmas av hyresgästers attityder till dessa åtgärder, hurkommunikationsflöden används och vilken påverkan hyresgäster har under renoveringsprocessen, detsociala ansvar fastighetsbolag har rörande sysselsättning och för att undvika vräkning av hyresgäster,samt perspektiv på hur CSRD har möjlighet att påverka drift, policy och hållbarhetsarbete inomfastighetsbolag, både i nutid och i framtiden. Dessa teman analyserades i relation tillmiljonprogrammet generellt, samt kopplades till fallstudieområdet Fisksätra. Resultatet och analysenresulterade i en strategi som förenar hållbara renoveringar med social hållbarhet i enlighet med godpraxis. Slutsatsen framhäver behovet av att se bortom enbart tekniska uppgraderingar för att efterlevanya lagstiftningskrav, och istället införa större möjlighet till hyresgästinflytande och adaptivastrategier för att bidra till både lägre utsläpp och rättvisa, inkluderande och motståndskraftigastadsmiljöer, där CSRD kan fungera som en katalysator.
