Abstract [en]

The global climate crisis and the need to reduce carbon emissions have brought attention to the construction and real estate sector, which has a significant environmental footprint. However, many real estate developers opt for demolition and new construction instead of renovating existing buildings due to challenges such as low floor heights and stringent sustainability requirements. This research aims to identify and evaluate opportunities to address these challenges. The economic aspect plays a crucial role in the decision to demolish or renovate. Extreme renovation, such as raising the floor-to-floor height, has been perceived as costly and unfavorable. Alternative solutions are needed to compensate for the lack of floor-to-floor-height and increase rentable area. Two solutions for raising the floor height are presented: cutting and extending columns and lifting slabs. The use of Alligator Coupler is recommended for the aforementioned solution due to cost-effectiveness, reduced material usage, improved load distribution, and in accordance with structural requirements. Overlapped joints offer design flexibility but can lead to congestion and increased costs. Ensuring stability during the lifting process is vital, requiring appropriate lifting equipment and monitoring systems. Cutting slabs at points of zero moment can facilitate the lifting process and minimize adverse effects on the structure. Careful evaluation and consideration of specific parameters are necessary when choosing the jointing technique and section height. The Alligator Coupler is favored for its strength and ability to handle potential overloads. Cost-effectiveness, structural integrity, and construction efficiency should be considered when making decisions for future projects. The advantages and disadvantages of each method should be weighed to ensure successful implementation. The research highlights the importance of stability, adherence to structural requirements, and precise execution throughout the process. Excessive dimensioned columns in the case study demonstrate that it can prevent overloading and failures. Challenges in reusing structures include "punching problems" at support points and the environmental impact of excessive concrete usage. Sustainable construction methods and recycling techniques should be explored to mitigate these concerns. In conclusion, extreme renovation of existing structures presents complex challenges, but with careful planning and execution, they can be overcome. The research provides insights into potential solutions and considerations for future projects in the construction and real estate sector.
