Digitaliseringen inom fastighets- och byggbranscherna ökar snabbt i dagens samhälle. Detta drivs av ett ökat fokus på hållbarhet, och digitalisering kan vara en av vägarna till att skapa mer hållbar samhällsbyggnad. För att möjliggöra detta krävs omfattande innovation och teknologisk adoption inom branschen. Men denna uppgift är utmanande, eftersom den kräver enorma resurser. Därför etablerar allt fler företag så kallade innovationsekosystem som omfattar flera företag med målet att skapa gemensamma värden och uppnå gemensamma mål genom innovation.

Denna studie undersöker två primära forskningsfrågor: (1) Hur utvecklas ett innovationsekosystem i fastighetssektorn över tid? och (2) Vilka värden skapar ekosystemen i fastighetssektorn över tid? En fallstudie har genomförts i det utvalda ekosystemet kring företaget Accessy, kompletterat med en undersökning av tidigare litteratur om affärs- och innovationsekosystem. Målet är att ge en tydlig förståelse och undersöka forskningsfrågorna genom det valda fallstudieekosystemet, dess utveckling över tid och dess potentiella framtida utveckling.

Resultaten baseras på den empiriska data som samlats in genom fallstudien och analyserades tematiskt, vilket resulterade i tre nyckelteman: Mål, utveckling och förväntningar; Samverkan och rollstruktur; och Värdeskapande och utmaningar. Dessa teman presenteras genom en tidslinje av det förflutna, nutid och framtiden för det studerade ekosystemet. Resultatet tyder på att ekosystemet och företaget Accessy har mognat strukturellt över tid. Nyckelvärden som identifierats inkluderar kunskaps- och resursdelning mellan intressenter. Vidare är de unika värden som skapas för specifika innovationer svåra att generalisera på grund av deras unika karaktär. Detta understryker i sin tur behovet av flexibel styrning av ekosystemet för att effektivt identifiera och fånga dessa unika värden.

The digitalisation of the real estate and construction sector is advancing rapidly in today’s world. This is due to increased pressure on sustainability, and digitalisation can be one of the ways to create more sustainable built environments. But to achieve this requires significant innovation and technological adoption within the industry. However, this pursuit is challenging, as it demands substantial resources. Therefore, more firms create so-called innovation ecosystems that comprise multiple firms with the goal of creating shared values and achieving common objectives through innovation.

This study investigates two primary research questions: (1) How does an innovation ecosystem in the real estate sector develop over time? and (2) What values can an ecosystem in the real estate sector create over time? A case study was conducted within the ecosystem surrounding the firm Accessy, supplemented by a review of previous literature on business and innovation ecosystems. The goal is to provide a clear understanding and investigate the research questions by examining the selected ecosystem, its evolution over time, and its potential future developments.

The findings, derived from empirical data gathered through the case study, were analysed thematically, revealing three key themes: Goals, development and expectations; Collaboration and role structure; and Value creation and challenges. These themes are presented through a timeline reflecting the past, present and future of the studied ecosystem. The findings indicate that the ecosystem and the firm of Accessy have matured structurally over time. Key values identified include knowledge and resource sharing between stakeholders. Additionally, the unique values being created for specific innovations are difficult to generalise due to their unique characteristics. This in turn emphasises the need for flexible ecosystem management to effectively identify and capture these unique values.
