I takt med ökande försäljningspriser och en förvärrad bostadsbrist i Stockholm blir detallt svårare för unga vuxna att ta sig in på den ägda bostadsmarknaden. Med införandetav kreditrestriktionerna begränsas deras förmåga ytterligare och de riskerar nu att heltstängas ute från den ägda bostadsmarknaden. Istället fastnar det i osäkra och dyraboendeformer som försvårar möjligheterna att spara ihop till en kontantinsats. På siktkan det leda till en minskad rörlighet på arbetsmarknaden då unga vuxna tvingas bortfrån Stockholm på grund av boendesituationen, vilket i sin tur kan få allvarligaekonomiska konsekvenser.Denna studie syftar till att undersöka om modifierat hyrköp som en alternativfinansieringsmodell kan underlätta inträdet för unga vuxna på den ägdabostadsmarknaden. Med en kombination av kvalitativa och kvantitativa studierundersöks unga vuxnas betalningsförmåga, kreditrestriktionernas effekter på derasmöjligheter att ta sig in på den ägda marknaden och hur modifierat hyrköp kanunderlätta, samt olika aktörers erfarenheter och framtidssyn på konceptet.Studien tyder på att modifierat hyrköp skulle underlätta inträdet på den ägdabostadsmarknaden för unga vuxna, men att det finns viss problematik förknippad medden ekonomiska risken som konceptet medför för bostadsutvecklaren.

Abstract [en]

As market prices in Stockholm continue to rise and the housing shortage seems to haveno end, it gets increasingly difficult for young adults to enter the owned housingmarket. With the introduction of the credit restrictions their ability is limited even furtherand now they face the risk of being completely shut out from the owned housingmarket. Instead, they get caught in unstable and expensive forms of tenure whichmakes saving for a down payment all the more difficult. In the long run this could leadto a less fluid labor market as the young adults are forced to move away fromStockholm due to the housing situation, which in turn could result in seriousmacroeconomic consequences.This study aims to investigate whether or not modified rent-to-buy could serve as analternate financing model which could facilitate the entry of young adults into theowned housing market. With a combination of qualitative and quantitative methods, thepaying abilities of young adults, the effects of the credit restrictions on their possibilitiesto enter the owned housing market and how modified rent-to-buy could facilitate theirentry, as well as the market actors experiences and future beliefs in the concept havebeen investigated.The study indicates that modified rent-to-buy would indeed facilitate entry on theowned housing market for young adults, however there are some obstacles associatedwith the economic risk the concept entails for the housing developer.
