Denna studie undersöker kriterier och utmaningarna som är förknippade med att konvertera kontorslokaler till bostäder i Sverige. Kombinationen av bostadsbrist och ökande vakansgraden i kontorsfastigheter, särskilt storstadsområden, skapar en unik möjlighet för innovativa bostadslösningar. Målet med studien är att analysera de vanligt förekommande kriterierna för att bedöma lämpligheten för ett konverteringsprojekt och att undersöka de faktorer som påverkar genomförbarheten av dessa projekt. Forskningen använder kvalitativa metoder såsom intervjuer och litteraturgenomgång och teori i syfte att fördjupa sig i de juridiska, ekonomiska och sociala aspekter som påverkar beslutfattande kring konverteringar.

Resultaten tyder på att konvertering av kontorslokaler inte är ett nytt fenomen i Sverige, men att det kräver navigering genom komplexa regelverk och ekonomiska överväganden för hur befintliga fastigheter kan omvandlas för att möta Sveriges bostadsbehov. Detta understryker vikten av strategisk planering för att kunna övervinna utmaningarna med sådana omvandlingar. 

This thesis explores the criteria and challenges of converting office spaces into residential housing in Sweden. The juxtaposition of housing shortages and increasing vacancy rates in offices, particularly in metropolitan areas, present a unique opportunity for innovative housing solutions. The aim of the study is to analyze the common criteria used to assess the suitability of conversion of office spaces and to analyze the factors influencing the feasibility of such transformations. The aim is also to identify the most important aspects a property owner has to consider before such transformations. The research employs qualitative methods such as interviews and literature review to delve into the economic, legal, and social aspects that impact the conversion process.

The findings suggest that converting office spaces is not a new phenomenon in Sweden, but it requires navigating complex regulations and economic considerations of how existing properties can be repurposed to meet Sweden’s housing needs, highlighting the importance of strategic planning to overcome the inherent challenges with such conversions.
