Abstract [sv]
Bakgrunden till examensarbetet är det kommande stora bostadsbyggandet som ska få bot på
storstädernas bostadsbrist. Det är inte möjligt att nå miljökvalitetsmålen, God bebyggd miljö,
Begränsad klimatpåverkan och Giftfri miljö, som berör bostadsbyggandet med dagens beslutade
eller planerade styrmedel. Nya bostäder behöver uppföras i enlighet med hållbar utvecklingens
tre beståndsdelar: ekonomisk hållbarhet, social hållbarhet och miljömässig hållbarhet under hela
byggprocessen från idé till rivning.
Denna studie beskriver vad som identifierar ”
hållbara bostäder” och dess kriterier som behöver
beaktas i byggprocessen för ett lyckat hållbart bostadsprojekt. För att skapa hållbara bostäder
behöver de involverade aktörerna i ett bostadsprojekt vara medvetna om vad hållbara bostäder
kännetecknas av och vilka nyttoeffekter hållbarhetsinsatser medför. Studiens presenterade
hållbarhetskriterier är:

3. Lätt att förvalta och sköta
4. Estetisk tilltalande
5. Beständig
6. Lätt att uppfölja och utvärdera
7. Minimal energi- och vattenanvändning
8. Lätt att hantera husavfall och spillvatten
9. Robust med avseende av framtida klimatförändringar
10. God inomhusmiljö
11. Sunda material med minimal ekologisk påverkan och minimal påverkan på människors
hälsa
12. Säker

13. Flexibel och anpassbar för nya behov och krav

De bostäder som byggs idag ska stå under lång tid i en okänd framtid med exempelvis okänt
klimat. De lösningar som tillämpas i nya bostäder låses för lång tid. Det är därför av stor
betydelse att hållbarhetskvaliteter beaktas, optimeras, implementeras och utvärderas i nya
bostadsprojekt. En stark byggherreroll är en avgörande faktor i förändrings- och
utvecklingsarbetet mot hållbara bostäder under förutsättning att byggherren har viljan och
kompetensen. De ovan nämnda hållbarhetskriterierna kan lätt planeras bort med en byggherre
som har ett kortsiktigt perspektiv.
BIM skapar bättre förutsättningar att involvera de värdeskapande aktörerna tidigt i
bostadsprojektet samt att skapa flerpartssamarbeten med en god kommunikation och inte minst
för att på ett systematiskt sätt optimera hållbarhetskriterierna. I studien har ett BIMbostadsprojekt
som är under produktion undersökts genom att projekt- och projekteringsledaren
har intervjuats. Resultatet pekar på att BIM-tillämpningar har lett till högre produktivitet, högre
kvalitet, mindre osäkerhet och mindre informationsförlust i byggprocessen. Inflyttningen
kommer att ske 3 månader tidigare än planerat tack vare tillämpning av BIM. Resultatet visar
även att det finns starka kopplingar mellan hållbara bostäder enligt studiens definition och BIM.
Kopplingen gäller alla tre aspekter av hållbar utveckling. Intervjuer med två andra aktörer visar
samma resultat vilket stärker påståendet.
En annan metod som har lett till ekonomisk hållbara bostäder är industriellt bostadsbyggande.
Metoden har resulterat i mindre slöseri i bostadsbyggandet genom att synliggöra de ickevärdeskapande
aktiviteterna och minimera dem. En definition av industriellt byggande som har
underlättat tillämpningen, uppföljningen och utvärderingen av industriellt bostadsbyggande är
Jerker Lessings definition och koncept som presenteras i arbetet. En viktig avgörande faktor i
industriellt bostadsbyggandet är flexibiliteten i metoden. Det är viktigt att det finns ett gott
samspel mellan design, teknik och ekonomi i metoden.
Hållbara bostäder kan bli verklighet om ovan nämnda hållbara bostäders kriterier beaktas och
optimeras i tidiga skeden och under produktbestämningsfasen, verifieras under
produktbestämningsfasen och produktframställningsfasen och, också valideras och utvärderas
under produktanvändningsfasen. Förutsättningen för alla nya arbetssätt, nämligen BIM-IKT,
industriellt byggande och tidig samverkan, som underlättar färden
mot hållbara bostäder är
långsiktighet och användningen av rätt verktyg och roller i projektet.
Abstract [en]
The background to this study is the ongoing housing constructions that are set to become the
cure for the existing housing shortage inside the Swedish large cities. It is not possible to achieve
the environmental quality objectives, involving housing construction, namely "
Good Built
Environment
", "Reduced Climate Impact" and "Non-toxic environment" with the present
assessments or planned management control measures. New homes need to be built in
accordance to the three components of sustainable development, namely economic sustainability,
environmental sustainability and social sustainability throughout the entire construction process
from conception to demolition.
This report describes what identifies "
sustainable housing" and, its criteria to be considered
during the construction process. In order to develop sustainable housing, those involved in the
construction projects should be well-informed and have knowledge about what is characterized
by sustainable housing as well as be aware of the beneficial effects of sustainability measures.
The presented sustainability criteria in this study are:

4. Aesthetic appeal
5. Static
6. Easy to monitor and assess
7. Minimize energy and water use
8. Easy to handle waste and wastewater
9. Robust with respect to future climate change
10. A good indoor environment

The homes being built today will last for a long time in an unknown future, for example,
unknown climate. The solutions that are today applied in the new homes are locked for a long
time in the future. It is therefore very important that sustainability qualities are considered,
optimized, implemented and evaluated in each new housing construction. A strong developers’
role is a key success factor both in the changing process and the development towards more
sustainable housing, provided that the developers have the will and the required skills. The
aforementioned sustainability criteria could be easily ignored as a product of the builders’ shortterm
perspective.
BIM generates better conditions in order to involve the value chains in the housing project
during early phases. It also cultivates multi-party collaborations, improved communications as
well as systematically optimized sustainability criteria. In this study, a BIM-housing project that
is under construction is examined through direct interview with the project- and projecting
manager. The results indicate that BIM applications lead to higher productivity, higher quality,
less uncertainty and less information loss in the construction process. The move-in will take
place three months earlier than planned thanks to the application of BIM. The results also show
that there are strong linkages between sustainable housing, which is identified in this study, and
BIM. The connections are applied to all the three aspects involving sustainable development.
Interviews with two other players show the same results which reinforces the arguments.
Another method that has led to economically sustainable housing is the industrial housing
construction. This method has resulted in less waste in the construction thanks to the
identification of the non-value-adding activities, and minimizing the impacts. One definition of
“
industrial housing construction”, which has facilitated the implementation, monitoring and
evaluation of the industrial housing constructions is the
Jerker Lessing's definition. The relevant
concept is presented in this report. An important determining factor of industrial housing
construction is the flexibility of the method itself. It is important that there is good interaction
between design, technology and the economics according to this method.
Sustainable housing can become a reality only if the above criteria are considered and optimized
during the early stages of product determination phases. Furthermore, if these are verified during
product determination and production phases and, also validated and evaluated during the
product usage phases. The prerequisite for all new working method, namely BIM-ICT, industrial
construction, and early collaboration that facilitates the journey towards sustainable housing is
long-term thinking and the use of proper tools and roles in the
