Abstract [sv]

Denna studie har till syfte att undersöka hur betalningsviljan har ändrats med tiden förolika prognostiska faktorer på bostadsrätter. Resultatet kan användas för att förutspå prisutvecklingen på bostadsrätter som exempelvis kan användas som underlag för att skapa ett rättvist premiepris på försäkringar för prisfall på bostadsmarknaden.

Undersökningen gjordes på 118 718 antal sålda lägenheter mellan år 2005 och 2013 i Stockholms kommun. Ett antal relevanta attribut och dess prognostiska faktorer på bostadspriset undersöktes med multipel regression. En regression gjordes per år varefter de prognostiska faktorerna analyserades och jämfördes.

Resultatet av studien visar att betalningsviljan av boarea och avgift har minskat mellan år 2005 och 2013. För boarea minskar betalningsvilja med ökat antal rum vilket skulle kunna vara en effekt av bolånetakets införande. Bland de mest attraktiva bostadsområdena har Djurgården gått om Östermalm medan Rinkeby och Spångatoppar listan över de minst attraktiva bostadsområdena under majoriteten av de undersökta åren.

Abstract [en]

This study aims to investigate how the willingness to pay (WTP) has changed over time for various prognostic factors in condominiums. The result can be used to predict price trends in condominiums, which can be used as a foundation for creating a fair premium price on insurance for major price fall at the housing market.

The study was conducted on 118 718 number of sold units, between 2005 and 2013 in Stockholm. A number of relevant attributes and its’ prognostic factors in housing prices was examined by multiple regression. For each year the same regression was executed and the prognostic factors were analyzed and compared.

The results of the study show that the WTP for area and fee has decreased between 2005 and 2013. For area, the WTP decreases with an increased number of rooms, which could be an effect of the mortgage restrictions introduced in 2010. As the most attractive neighborhoods Djurgården has surpassed Östermalm while Rinkeby and Spånga are on top the list as the least attractive residential areas during the majority of the examined years.
