I en tid där klimatförändringar och hållbar samhällsutveckling står i fokus, står bygg- och fastighetssektorn inför en av sina största utmaningar. EU:s skärpta energikrav för byggnader innebär en omställning som fastighetsägare inte längre kan blunda för. Med EPBD-direktivet runt hörnet, som kommer att bli en del av svensk lagstiftning senast den 29 maj 2026, kommer fastighetsägare att stå inför skärpta krav på byggnaders energiprestanda.Som en reaktion på den kommande implementeringen av direktivet har författarna i denna studie valt att undersöka hur svenska fastighetsbolag förhåller sig till de kommande kraven. Vilka energirenoveringsåtgärder anser de vara mest lönsamma, vilka risker upplever de och vilka förutsättningar krävs för ett genomförande i praktiken?Studien bygger på semistrukturerade intervjuer med representanter från åtta väletablerade fastighetsbolag, vilka har delat sina erfarenheter, strategier och bedömningar. Denna kvalitativa metod har kompletterats med en litteraturstudie för att säkerställa en heltäckande analys.Resultatet har visat på en medvetenhet hos fastighetsbolagen om såväl möjligheter som hinder kopplade till EPBD-direktivet. Trots varierande strategier och förutsättningar finns en tydlig vilja att anpassa sig till de nya kraven, särskilt när åtgärderna kan kopplas till långsiktig lönsamhet.

Abstract [en]

In an era where climate change and sustainable societal development are in focus, the construction and real estate sector faces one of its greatest challenges. The EU’s stricter energy efficiency requirements for buildings represent a transition that property owners can no longer ignore. With the EPBD-directive on the horizon that is set to become part of Swedish legislation by May 29, 2026, at the latest, property owners will face stricter demands regarding buildings' energy performance.In response to the upcoming implementation of the directive, the authors of this study have chosen to examine how Swedish real estate companies are approaching the new requirements. Which energy renovation measures do they consider most cost-effective, what risks do they perceive and what conditions are needed to ensure practical implementation?The study is based on semi-structured interviews with representatives from eight well-established real estate companies, who have shared their experiences, strategies, and assessments. This qualitative approach has been complemented by a literature review to ensure a comprehensive analysis.The results have shown an awareness amongst the real estate companies of both the opportunities and challenges associated with the EPBD directive. Despite varying strategies and conditions, there is a clear willingness to adapt to the new requirements, especially when the measures can be linked to long-term profitability.
