The impact of digitalization on property management (English)
Abstract [sv]

I detta examensarbete har digitaliseringens påverkan på fastighetsförvaltningar undersökts. Studien fokuserar på hur denna implementering influerat förvaltarens dagliga arbete samt vilka påföljder organisationerna erfarit. Studien är en kvalitativ studie där underlaget anskaffats genom intervjuer med branschaktiva deltagare. Respondenterna i fråga arbetar på olika nivåer inom fastighetsbranschen med fokus på fastighetsförvaltning och energi. Resultaten från intervjuerna har påvisat att denna teknik effektiviserat underhåll, drift och energianvändning. Dock förekommer det fortfarande motstånd från medarbetare gällande digitala lösningar. Anledningen till kritiken beror på faktorer som ålder, teknisk vana och svårigheter med allmän förändring i medarbetarens vardag. Resultatet från intervjuerna jämfördes med två teorier som behandlar detta ämne: Resoure-Based View (RBV) och Technology Acceptance Model (TAM). Med dessa teorier går det att skapa en föreställning att, om denna implementering görs korrekt, blir det möjligt att få medarbetarna att acceptera förslaget vilket är lönsamt för bolaget. 

Abstract [en]

This thesis has investigated the impact of digitalization on property management. The focus has been on how the manager's daily work is affected and the consequences that the organizations receive after this implementation. The study is a qualitative study where the data was obtained through interviews with people active in the industry. They work at different levels within the property industry with a focus on property management and energy. The results from the interviews showed that this technology could restructure maintenance, operation and energy use. However, there is still resistance from employees concerning the implementation of digital solutions. The reason for this resistance included aspects such as age, technical habits and general change in the employee's everyday life. The results from the interviews were compared to two theories that deal with this topic: Resource-Based View (RBV) and Technology Acceptance Model (TAM). With these models it is possible to build the perception that, if this implementation is completed correctly, it is possible to get employees to accept the proposal which creates value for the company.
