Abstract [en]

The Swedish real estate market is already highly digital and trusted property market, but transactions remain dependent on intermediaries and can still be slow, costly and complex. This thesis examines the potential of blockchain technology to enhance transparency and efficiency in Swedish real estate transactions, with a particular focus on tenant-owned apartments. The study uses two different interview approaches: semi-structured interviews with experts within the industry and structured interviews generated with AI tools. The findings indicate that blockchain has the potential to improve transparency and efficiency by creating a single immutable record of ownership and reducing the need fo repeated verification. Smart contracts may further automate processes such as escrow, title transfer and payment release with possible recutions in time and costs. However, in the Swedish context, the expected impact is incremental rather than transformative, since legal uncertainty, intitutional resistance and integration complexity remain key obstacles. The study concludes that blockchain should be considered a complementary innovation supporting existing processes.

Den svenska fastighetsmarknaden är redan i hög grad digital och pålitlig, men transaktioner är fortfarande beroende av mellanhänder och kan vara långsamma, kostsamma och komplexa. Denna studie undersöker blockkedjeteknologins potential att öka transparens och effectivitet i svenska fastighetstransaktioner, med särskilt fokus på bostadsrätter. Studien använder två olika intervjumetoder; semistrukturerade intervjuer med experter inom branschen och strukturerade intervjuder generare med AI-verktyg. Resultaten indikerar att blockkedjeteknik har potential att förbättra transparensen och effektiviteten genom att skapa en oföränderlig ägarregistrering och minska behovet av upprepat verifiering. Smarta kontrakt kan ytterligare automatisera processer som överföring av äganderätt och betalningsfrigörelse med möjliga minskningar i tid och kostnader. I det svenska sammanhanget bedöms dock effekten bli stegvis snarare än transformativ, eftersom juridiska osäkerheter, institutionellt motstånd och integrationskomplexitet fortfarande är viktiga hinder. Studien drar slutsatsen att blockkedjeteknik bör betraktas som en kompletterande innovation som stöder befintliga processer.
