Abstract [en]

The building sector contributes significantly to ongoing climate change, accounting for 37% of global greenhouse gas emissions and 40% of the EU’s total energy consumption. Since 75% of all buildings constructed before 2000 do not meet current building standards, they present great potential for emissions reduction. Despite this, renovation rates across Europe remain critically low. Green building certification systems have emerged as structured frameworks to guide and incentivise renovation efforts, with Miljöbyggnad being the most widely used certification system in Sweden. This thesis investigates which renovation measures are required for Brinellvägen 23 (B23) to achieve Miljöbyggnad Bronze, Silver, and Gold certification, and examines how these measures differ across certification levels. Constructed in 1967, B23 is representative of Sweden's ageing office stock and does not meet current building standards. The study employs dynamic building energy simulation in IDA ICE to evaluate the building's performance against five Miljöbyggnad indicators: heat output demand, solar heat load, energy use, winter thermal climate, and summer thermal climate. After assessing the current status of the building, a stepwise renovation approach is developed, in which individual measures are applied sequentially until the respective certification levels are met.  The results show that the building can reach all three certification levels, requiring four renovation measures for Bronze, one additional measure for Silver, and two further measures for Gold. The primary challenge therefore lies not in achieving a high certification level, but in achieving certification at all. Once the fundamental deficiencies of the building are addressed, higher certification levels can be reached with comparatively fewer measures. Passive measures had the broadest cross-indicator impact throughout the renovation pathway, with window replacement identified as the single most effective individual measure. Passive measures alone were sufficient to achieve Bronze and Silver certification, while active measures became necessary only at the Gold level. This study illustrates that deep renovation of aged office buildings is a feasible and worthwhile path toward meeting current sustainability standards. The identified renovation packages offer building owners a flexible decision-making framework, enabling the selection of a certification level suited to their budget and sustainability ambitions.

Byggsektorn bidrar i hög grad till den pågående klimatförändringen och står för 37% av de globala utsläppen av växthusgaser samt 40% av EU:s totala energiförbrukning. Eftersom 75 % av alla byggnader som uppfördes före år 2000 inte uppfyller dagens byggnormer finns där en stor potential för utsläppsminskningar. Trots detta är renoveringstakten i Europa fortfarande låg. Certifieringssystem för hållbart byggande har vuxit fram som strukturerade ramverk för att vägleda och stimulera renoveringsinsatser, där Miljöbyggnad är det mest använda certifieringssystemet i Sverige. Denna studie undersöker vilka renoveringsåtgärder som krävs för att Brinellvägen 23 (B23) ska uppnå certifieringsnivå Miljöbyggnad brons, silver respektive guld samt analyserar hur åtgärdskraven skiljer sig åt mellan certifieringsnivåerna. B23 byggdes 1967 och är representativt för det äldre svenska kontorsbyggnadsbeståndet och uppfyller inte dagens byggnormer. Studien använder dynamisk byggnadsenergisimulering i IDA ICE för att utvärdera byggnadens prestanda mot fem Miljöbyggnad-indikatorer: värmebehov, solvärmelast, energianvändning och inomhusklimat under vinter- respektive sommarhalv året. Efter en bedömning av byggnadens nuvarande status har en sekventiell renoveringsstrategi tagits fram med hjälp av en iterativ process, där enskilda åtgärder tillämpas i tur och ordning tills respektive certifieringsnivå uppnås. Resultaten visar att byggnaden kan uppnå alla tre certifieringsnivåerna. Detta kräver fyra renoveringsåtgärder för brons, ytterligare en åtgärd för silver samt ytterligare två åtgärder för guld. Den främsta utmaningen ligger därmed inte i att uppnå en hög certifieringsnivå, utan i att överhuvudtaget uppnå certifiering. När byggnadens grundläggande brister väl har åtgärdats kan högre certifieringsnivåer uppnås med relativt få ytterligare åtgärder. Passiva åtgärder hade den bredaste effekten över alla indikatorer under hela renoveringsprocessen, där fönsterbyte identifierades som den enskilt effektivaste åtgärden. Enbart passiva åtgärder räckte för att uppnå brons- och silvercertifiering, medan aktiva åtgärder erfordras först för guldnivån. Sammanfattningsvis visar studien att en genomgripande renovering av äldre kontorsbyggnader är en genomförbar och lönsam väg mot att uppfylla dagens hållbarhetsstandarder. De identifierade renoveringspaketen erbjuder fastighetsägare ett flexibelt beslutsunderlag som gör det möjligt att välja en certifieringsnivå som passar deras budget och hållbarhetsambitioner.
