Abstract [en]

Passagenhuset, designed by Bengt Lindroos in 1973, was a notable landmark in Stockholm’s business district, recognized for its orange façade and projecting office floors. Despite being green-classified for its architectural value, the building was demolished in 2023 and replaced by a new structure with the exact same program of office and retail spaces. This thesis examines the rationale behind the demolition and explores how older office buildings like Passagenhuset can be adapted to meet contemporary demands without rebuilding from scratch.

Passagenhuset faced three main challenges: low ceiling heights of 2.7 meters, an inefficient HVAC system requiring large ducts that darkened interiors, and a central core layout perceived as inflexible for multi-tenant use. Instead of treating these as reasons for demolition, this thesis identifies them as opportunities for new ways forward. Proposed interventions include relocating HVAC systems to a central atrium, improving ceiling heights and daylight flow; activating public engagement through ground-floor amenities and a public rooftop; and creating scalable office layouts with integrated functional elements to better meet the workspace needs of today and reduce wasted space.

This thesis demonstrates that outdated office buildings can be transformed to meet modern needs through thoughtful design and reuse, avoiding unnecessary demolition. By addressing technical and programmatic challenges, architects can create sustainable spaces that honor architectural heritage while supporting contemporary urban life.
