Abstract [sv]

Detta kandidatarbete undersöker riskuppfattningar och marknadsdynamik inom det svenskasegmentet för logistik- och lättindustrifastigheter. Detta segment har under de senaste årenvuxit i attraktivitet till följd av ökad e-handel, digitalisering och efterfrågan på effektivadistributionslösningar. Studien baseras på kvalitativa intervjuer, med aktörer inom branschen,med fokus på perioden 2017 till 2022 samt perioden efter 2022 med förändradeinvesteringsförutsättningar. Studien visar att trots fortsatt attraktionskraft identifieras en delriskfaktorer och osäkerheter som i sin tur uppfattas olika beroende på typ av aktör, därinvesterare uppfattas som mer optimistiska, samtidigt cementerar studien med hjälp avintervjuerna att fundamentala faktorer ligger till stor del grund för attraktiviteten förtillgångsslaget och att det generellt finns en positiv inställning till segmentet. Överlag betonasvikten av att förstå marknadens cykliska natur.

Abstract [en]

This bachelor's thesis examines risk perceptions and market dynamics within the Swedishsegment of logistics and light industrial properties. This segment has grown in attractivenessin recent years due to increased e-commerce, digitalization, and demand for efficientdistribution solutions. The study is based on qualitative interviews with industry actors,focusing on the period from 2017 to 2022, as well as the period following 2022 with alteredinvestment conditions. The study shows that despite continued attractiveness, several riskfactors and uncertainties are identified, which are perceived differently depending on the typeof actor. Investors are generally seen as more optimistic. At the same time, the study confirmsthrough the interviews that fundamental factors largely underpin the attractiveness of thisasset class, and there is generally a positive outlook on the segment. Overall, the importanceof understanding the cyclical nature of the market is emphasized.
